FACILITY RULES & REGULATIONS
Welcome to Crossville Storage!
We would like to thank you for storing with us and hope that your stay will be a pleasant one. The following information is for your reference. It contains important information about the policies of our storage facility.
1. Rent is due on the 1st of each month. Access to your unit will be denied after the fifth (5th) day of non-payment each month and a $20.00 late fee will be applied. After the fifteenth (15th) day of non-payment of each month, the late fee will increase to the greater of $30.00 or 20% of the monthly rent amount. Payments received after business hours will be credited the next business day. No partial payments will be accepted!
2. No checks will be accepted on delinquent accounts. Occupants must pay online or with certified funds.
3. The lease is month-to-month and there is no minimum stay requirement. All that is required to terminate your lease is to fill out a 10 day vacate notice located on the website. Once your rent is due on the first (1st) of each month, we cannot prorate a current month. If you are still in your unit on the first day of a new billing cycle, the entire months’ rent would be due. There are no rent refunds for partial month occupancies. We do not pro-rate move outs. NO EXCEPTIONS!
4. The Owner does not provide any type of insurance which would protect the occupant’s personal property from loss by fire, theft, rodents, vandalism, or any other type of casualty loss. It is the occupant’s sole responsibility to obtain such insurance. The Occupant agrees not to subrogate against the Owner in the event of loss or damage of any kind or from any cause.
5. If items are left outside or in your unit after you vacate the unit, they will be disposed of and a cleaning fee will be added to your account at a rate of $50.00 per hour plus the cost of disposal.
6. There are NO public dumpsters at this facility. You cannot leave any trash/refuse onsite. If you do not remove your trash, you will be charged a Cleaning Fee at a rate of $50.00 per hour plus the cost of disposal.
7. Always keep your unit locked with only one (1) lock that you deem sufficient to secure the Leased Space. We do not assume responsibility for the goods you store. A Lock Non-Return Fee of $25.00 will be assessed to your account if the Facility locks are not returned to the drop box. This includes gray locks removed on original rental date, along with red overlocks placed on units caused by nonpayment of rent.
8. Do not store or use any explosive, or any flammable, odorous, noxious, corrosive, hazardous or pollutant materials or any other goods in the Leased Space or elsewhere on the Facility which would cause danger or nuisance to the Leased Space or any other portion of Facility. Also, do not store food or other perishable items.
9. The unit is for storage only. You are not allowed to use the space as a residence. If you are found to be residing onsite, you will immediately be trespassed and forfeit any monthly rent payments.
10. You are required to immediately report any damage caused to Leased Space or other parts of the Facility. Failure to do so will result in additional charges. Also, if you lose the key or combination to your lock, a $50.00 Lock Cut Fee will apply. Please do not try cutting/removing the lock yourself, as there is a risk of damaging the door, latch, and/or yourself.
Additional Rules and Regulations:
• Speed limit on the Facility is 5 miles per hour.
• No refunds of rent or fees paid.
• A $35.00 charge will be assessed on checks returned unpaid (for any reason).
• Bolt cutters or other lock cutting equipment is prohibited on the premises.
• No smoking allowed on property.
• Report any change of address, phone number, email, etc. to keep our records current.
• Please be aware that pest control products may be in use. You are responsible for the safety of children and pets.
